Planning Commission Clears the Path
The Planning Commission unanimously approved the plan amendment for 601 Delaware today. Case PA-2026-11600062. Consent agenda — same treatment the HDRC gave the landmark designation in July: non-controversial, no discussion needed, approved as a block.
The plan amendment was the housekeeping step. The building has been zoned I-1 since before the SA Tomorrow comprehensive plan existed, but the plan map labeled it EFMU — a land use category that doesn’t include I-1. The amendment corrects the label to BIMU, the mixed-use category that does. No zoning changed. No new uses were added to the neighborhood. The map now matches the building’s long-standing zoning, which is all that was ever needed.
With the label fixed, the path is clear for the vote that matters: the Zoning Commission hearing on October 20, where the Historic Landmark overlay gets applied. That overlay is the actual demolition protection — the permanent kind, the only kind a building can get in San Antonio.
Two bodies have now voted on this case. Both voted unanimously. Both put it on the consent agenda.
